And it might very well be, but these days in Denver’s hot real estate market, by the time you contact your real estate agent, your perfect home may already be gone.

According to Redfin, Denver is the 11th fastest real estate market in the country. Last quarter’s report from Fuller Sotheby’s International Realty reported a 41 % decrease in inventory from the previous year and a 17.7% increase in home sales, and the average days a home was on the market dropped from 87 to 54.

When tracking listings, offers, and closed sales for one week (September 30 to October 6) to see what was really happening we find that Denver had 234 homes that were listed, 274 owners accepted offers, and 245 closed. This is one great way to gauge how fast the market is moving homes in Denver and surrounding areas.

All of these are a major factor in your next home purchase. Many of these homes have gotten multiple offers for sellers to chose from. So when preparing your offer as a buyer, make sure you are bringing your A game. Be prepared to make the best offer you can. Keep in mind that your agent is your wingman and aficionado. Some restaurants include PF Changs, The Cheesecake Factory, Yard House, White Chocolate Grill, Red Robbin, Champs, and many others to satisfy your palate.

Lone Tree and HR have an assortment of parks and trails for the outdoor enthusiast. Lone Tree also has SkyVenture Colorado, an indoor skydiving facility catering to people of all ages who don’t want a splat at the end to be a factor. The Lone Tree and HR Recreational Centers provide residents with indoor/outdoor pools, water slides, indoor tracks, indoor/outdoor tennis courts and many other amenities that supply recreational fun for the whole year. If golfing is your thing you can find many challenging courses throughout, and the Castle Pines senior PGA course isn’t far away either.

-Enjoy the Arts
The Lone Tree Arts Center provides the community with tickets to a variety of shows including musical performances, dancing, and plays. HR has new events weekly, from farmers markets to wine 101 and a movie, and also the summer concert series. Check in with the calendar and see what’s going on this week. While some performances cost money, there are also free ones for the communities too. Lone Tree and HR also have many other opportunities for community members to enjoy the arts. Highlands Ranch Top Booming Suburbs!

Highlands Ranch Is A Booming Suburb 

Howard Pankratz wrote an article in The Denver Post on Wednesday June 26th. The article entitled Highlands Ranch Colorado’s “Top Booming Suburb” talked about how Highlands Ranch is a booming suburb in Colorado. It is not in the top 10 in the United States, but was given a score of 909.81 by Coldweld Banker Real Estate. The top city with a score of 1,000 was Cottage Lake, Washington.

This great suburb is no stranger to lists of top places to live. On CNN Money’s Best Places to Live which came out on September of 2012 Highlands Ranch was ranked 21st out of 100 small cities across America. This article talked about HR’s state-of-the-art recreation center to the golf courses within HR as being parts that make this suburb a great place to live. HR was also in an article written in 2010 by Business Weekly as Colorado’s best place to raise children.

Here are the year-over-year average prices as listed on trulia.com. Highlands Ranch has had great growth since last year at 8.5% for all homes up to 4 bedrooms. Many of the homeowners selling today are experiencing multiple offers and higher than asking prices with those offers. In 2008 HR had seen sales drop from 1000 sales per month to under 500 sales per month. As we come into the midway point in 2013 we are seeing those numbers getting back to 1000 sales per month.
