Life Changing Experience

 

In 2008 I had a life changing experience. I had taken my exit after a short trip with a career choice that took over a year to achieve and found out amazingly quick that I was not suited for this career. So feeling a bit down I began to look for what else would suit me and I found real estate. I noticed that I loved looking at homes just to see what they did with floor plans, living areas, size, view, and well basically everything you can imagine. So I was looking into getting my license then when I came across Nouveau Riche,  a real estate investment education company that to me was the real deal. I got my education over a two year period and during that time became involved in real estate with my own deals and other investors I had met with theirs. Getting involved was my turning point. I experienced great deals and costly deals their after, but with every deal my experience and expertise grew. Then I found that I was still missing something. That was not sharing what I knew to help others. So I achieved my RE license and found the part I needed. I love getting to be the agent that my clients trust with one of the biggest transactions they will complete in their lives. 

Real estate now!

Granite countertops, stainless steel appliances, hardwood floors throughout, an indoor/outdoor fireplace, and a newly remodeled master bath—it sounds perfect! And it might very well be, but these days in Denver’s hot real estate market, by the time you contact your real estate agent, your perfect home may already be gone.

According to Redfin, Denver is the 11th fastest real estate market in the country. Last quarter’s report from Fuller Sotheby’s International Realty reported a 41 % decrease in inventory from the previous year and a 17.7% increase in home sales, and the average days a home was on the market dropped from 87 to 54.

When tracking listings, offers, and closed sales for one week (September 30 to October 6) to see what was really happening we find that Denver had 234 homes that were listed, 274 owners accepted offers, and 245 closed. This is one great way to gauge how fast the market is moving homes in Denver and surrounding areas.

All of these are a major factor in your next home purchase. Many of these homes have gotten multiple offers for sellers to chose from. So when preparing your offer as a buyer, make sure you are bringing your A game. Be prepared to make the best offer you can. Keep in mind that your agent is your wingman and aficionado. -Shopping and Dining
When you are ready to go shopping there a many places to choose from. Park Meadows is a state of the art shopping center with over 150 stores in and around the area. You are sure to find what you are looking for. Don’t forget to get over to the new giant Ikea store across from park meadows as well. But maybe you want some outdoor shopping, then head 15 min south on I-25 and visit the Castle Rock outlets. With these great prices you will have a fabulous shopping experience. Lone Tree and HR have amazing dining cuisine from around the worlds a well. Some restaurants include PF Changs, The Cheesecake Factory, Yard House, White Chocolate Grill, Red Robbin, Champs, and many others to satisfy your palate.

– Indoor and outdoor
Lone Tree and HR have an assortment of parks and trails for the outdoor enthusiast. Lone Tree also has SkyVenture Colorado, an indoor skydiving facility catering to people of all ages who don’t want a splat at the end to be a factor. The Lone Tree and HR Recreational Centers provide residents with indoor/outdoor pools, water slides, indoor tracks, indoor/outdoor tennis courts and many other amenities that supply recreational fun for the whole year. If golfing is your thing you can find many challenging courses throughout, and the Castle Pines senior PGA course isn’t far away either.

-Enjoy the Arts
The Lone Tree Arts Center provides the community with tickets to a variety of shows including musical performances, dancing, and plays. HR has new events weekly, from farmers markets to wine 101 and a movie, and also the summer concert series. Check in with the calendar and see what’s going on this week. While some performances cost money, there are also free ones for the communities too. Lone Tree and HR also have many other opportunities for community members to enjoy the arts. With wonderful libraries, large movie theaters and the Lone Tree Symphony Orchestra, these are communities that really have a passion for the arts.

Foreclosures still a big impact.

In today’s market one could easily be drawn into a fast sale, ever growing prices and happy clients. But we all soon forget all to quickly the dimmer side of real estate, the foreclosure.

We are seeing foreclosures to still be as prevalent as ever to our market. Should you have to go through a foreclosure you can look out a far as 5-7 years before your buying credit will be back on useable terms to lenders with out exponentially higher rates. Don’t even dream of buying another home within that time.

There are a lot of the banks that have been sitting on homes ready for foreclosure because of their excessive backlog of homes and transactions they already have to go through.
